How we calculated it
About the Debt Service Coverage Ratio Calculator
Debt service coverage ratio compares cash available for debt payments with the required principal and interest payments over the same period. Lenders and property investors use it to judge how much cushion exists above scheduled debt service.
The numerator can be defined differently depending on the context, such as net operating income for real estate or a cash-flow measure for a business. The definition should match the lending agreement or analysis.
How to Use the Debt Service Coverage Ratio Calculator
- Enter the cash-flow or NOI amount used by the chosen DSCR definition.
- Enter total required debt service for the same period.
- Calculate the ratio.
- Compare the result with the lender’s actual covenant definition rather than assuming every DSCR uses the same numerator.
How the Calculation Works
DSCR = cash available for debt service ÷ required debt service.
A ratio of 1.0 means the modeled cash amount exactly equals scheduled debt payments. A ratio above 1 provides a cushion, while a ratio below 1 indicates the modeled cash amount is insufficient.
Worked example
Debt Service Coverage Ratio Calculator Worked Example
$150,000 NOI and $120,000 annual debt service
DSCR = $150,000÷$120,000 = 1.25.
Result guide
Understanding Your Debt Service Coverage Ratio Calculator Result
A DSCR of 1.25 means the modeled cash measure is 1.25 times the required debt service, or about 25% above it. It does not guarantee liquidity if cash timing is uneven.

Assumptions and Limitations
- Numerator and debt service cover the same period.
- The numerator follows the required business or lender definition.
- Scheduled debt service includes the relevant principal and interest obligations.
Practical tip
Using This Result in Practice
Review monthly cash timing when debt payments are uneven or the business is seasonal. A healthy annual DSCR can still hide periods where cash is tight.
